摘要：

“过滤”模型是解释住房使用耐久性、折旧和住房服务递减或递增现象的一种很好的方法。本文对“过滤”理论的发展沿革和住房消费市场的“过滤”过程作了较详尽的介绍,并分析了该理论模型对城镇住房市场结构化分层的理论启示。
